What Costs Should You Expect?

Besides your down payment (if any), you should be prepared for:

  • Earnest Money: A deposit that shows you're serious — no set amount here in SD, and I’ll help guide you
  • Inspection Fees: Paid up front, usually $400–600
  • Appraisal (often covered by lender): VA loans require it

Agency Agreements & Representation

To protect your interests and allow me to negotiate on your behalf, South Dakota requires a buyer agency agreement before I show any homes not listed by me or my office. It’s simple, easy to cancel, and just formalizes that I work for YOU. I’ll explain every bit of it up front.
